Authors’ Comment

Project MOORA is an ambitious mixed-use development set to become a landmark in Brașov. Situated near Tineretului Stadium, the project contributes to the city’s rapidly transforming landscape, blending its architectural industrial heritage with modern design standards and strong sustainability aspirations.

The architectural concept focuses on regenerating the site’s existing heritage, while strengthening the urban fabric and bringing an innovative vision to the city’s architecture. Drawing inspiration from Brașov’s rich history, MOORA also seeks to add value to the region's social and economic landscape.

Supporting the ongoing gentrification of the area, MOORA serves as a catalyst for the emerging neighbourhood. With a diverse range of functions, it aims to become a unique urban destination for both Brașov’s residents and visitors alike.

At its core, the MOORA Project integrates four key functions - residential, commercial, wellness, and office spaces -within a single architectural complex. Public and private spaces blend harmoniously, creating a cohesive environment where these uses coexist seamlessly. The development features a vibrant food market, with kiosks and boutique shops that merge modern lifestyles with regional culinary traditions. Designed as an independent modular structure using CLT (cross-laminated timber), the space is exceptionally versatile, accommodating a range of functions, from a food court to an event venue.

The development includes up to 40 premium apartments, each crafted to the highest standards with dedicated spaces and amenities for residents. All apartments are complemented by generous terraces and enjoy prime mountain views. Thoughtfully planned layouts ensure spacious interiors, providing comfort across all apartment types.

Central to the project is a lush urban garden, designed atop the former industrial halls. Open to both the public and residents, this green podium seamlessly integrates urban life with the park’s natural surroundings. Wellness zones, a 200-metre running track, a private garden, and unique viewpoints overlooking Brașov’s historic centre and Tâmpa Peak enhance both the aesthetic and functional aspects of the project.

In addition to key design considerations - such as enhancing public spaces, optimising natural light and orientation, maximising residential views, and incorporating terraced gardens -sustainability has been integral to the architectural concept. Alongside full compliance with legislative requirements, sustainable principles were embedded from the outset to ensure a design that balances aesthetic, functional, and environmental goals.

The MOORA Project exemplifies a modern, complex, and sustainable concept, harmonising public and private spaces through contemporary architecture with a distinct local character. It aspires to be a model development by integrating residential units, commercial spaces, offices, co-working areas, and a fitness centre within a green framework, becoming an integral part of Brașov’s evolving landscape.
