Floreasca 2425 Penthouse is a 188 sqm duplex residence located on the 24th and 25th floors of a residential building in Bucharest’s Floreasca district. The project began at the initial planning and partitioning stage and developed over three years, allowing the spatial organisation, circulation, built-in furniture, lighting and detailing to be conceived as parts of the same architectural process.
The main challenge was to create a sense of generosity within a relatively compact duplex footprint. The programme includes two bedrooms, two bathrooms and the main living areas, distributed across two levels. Most spaces have a clear ceiling height of 2.8 metres, while the living room opens vertically through both floors to 6.2 metres. This void becomes the central element of the project and structures the relationship between the two levels.
The concept is based on visual continuity and on the contrast between more intimate spaces and larger volumes. The upper floor wraps around the void, while transparent glass balustrades maintain a constant visual connection with the living room below. The staircase is integrated into the overall composition, and the living area is conceived as a sequence of connected spaces defined through furniture, lighting and materiality rather than additional partitions.
Natural light plays an important role in the perception of the apartment. Extensive glazing and the 6.2-metre-high volume allow daylight to penetrate deep into the plan and reinforce the relationship between the two floors. The material palette combines herringbone timber flooring, warm-toned wood panelling, mineral surfaces, glass and dark metal elements. The kitchen introduces a more graphic expression through dark cabinetry, dark worktops and mirrored surfaces that visually extend the space.
Lighting was integrated from the early design stages. LED systems, linear lighting and programmable scenes are complemented by suspended fixtures that emphasise the verticality of the double-height volume. Smart-home technologies allow control of lighting and other functions, while materials and furniture were selected for durability and long-term use.
The result is an interior in which the 188 sqm are experienced through the relationship between two different scales: the domestic proportions of the 2.8-metre-high rooms and the 6.2-metre volume of the living room. The project uses this contrast in height to create a coherent, open and connected home across two levels.
